SUBDIVISION HISTORY and SPECIFICS
Coggin’s Farm consists of 90 single family home sites on estate sized lots greater than 1.5 acres. The exclusive builder in the neighborhood is Jeff Lindsey Communities and Coggin’s Farm was/is his signature community in the area. His Craftsman style homes have proven to be very popular with the buying public. The area is served by Coweta County Water and the home sites contain individual septic tank based sewer systems. The homes range in size from around 2600 square feet to over 5700 square feet. The price range started at around $250,000 in 2008/2009 and now frequently range from the mid $300,000 to over $400,000 for the largest plans on a full unfinished basement.
The most popular plan has been the Classic Murphy with a large kitchen with a Keeping Room and later the Revised Murphy B that eliminated the Keeping Room, removed the wall between the Kitchen and Great Room, rotated the Kitchen 180 degrees, and changed the first floor layout into a completely open floor plan. The plan includes a Master Retreat on the main level and between 3300 – 3450 square feet depending on the specific elevation and finish options.
The largest floor plan is the Sterling that can have up to three completed levels (not including the basement) for approximately 5700 square feet with 6 bedrooms and 5 full baths.
